			<content:encoded><![CDATA[<p>Sharm El Sheikh is a place like no other and year on year many people choose Naama Bay, as their preferred holiday retreat. People often sing the praises of the Red Sea as their preferred holiday destination which not only offers adventure, but fascinating surroundings, history and of course, endless sun.</p>
<p>If you’ve never visited Sharm El Sheikh before, much less Egypt, you may be relying entirely on comments and feedback from others that had. To many, it’s the perfect place to own a holiday home: Sun all year round, quad biking, wind and kite surfing, jet skiing, some of the worlds best known diving sites with an abundance of marine life. There are also many locations in Egypt, which are easily accessible from Sharm El Sheikh, such as Cairo’s Pyramids, St Catherine’s Monastery, The Nile, Luxor and so much more.</p>
<p>It’s quite exciting to arrive in Sharm and to see what it has to offer. Your first decision will be to decide whether you need a visa. Although a visa is not essential for those staying in Sharm, it is required if your planning on travelling outside the resort or even venturing on one of the many diving or boat trips on offer. If you decide you need one, it can be purchased in arrivals at the airport.</p>
<p>If you had arranged to meet with different agents over the first few days of your stay in Sharm, it will allow you more time over the week to narrow your selection down and perhaps go for second viewings on the 4th or even 5th day of your stay. You’ll be shown various developments in Sharm – some that are within your budget and others that are beyond belief – both in terms of price and quality.  Some of the developments that you may of researched before your visit, although seeming good from the pictures and the prices, may not be so good when it comes to the quality of the finish. This seems to be the case with a number of developers in Egypt. You will also note that there seems to be quite a lot of projects in Sharm that lacks activity or seemingly left dormant. This also is quite a common problem in Sharm. A developer will often start a project, taking money from investors, but then fail to finish the project when they run out of money – leaving the development stagnant and unfinished. It’s a bit of a minefield, or perhaps a game of Russian roulette would seem a safer option?</p>
<p>In time, doubts and thoughts that you had not done anywhere near enough research into any of these potential offerings may creep in. It may look like you would have to beat a hasty retreat until you know a lot more about what you are getting yourself into, but don’t lose heart, In amongst all the murk you will find your gem that’s just waiting to be discovered.</p>
<p>Now, it would be nice to finish here and say that everything will run smoothly and your decision to purchase your dream home in the Egyptian sun will not come back to bite you in the derriere, well, I’m sure it won’t, as long as you do your research. Make sure you source information on a reputable solicitor whilst in Egypt. Most agents and developers offer the services of their own in-house lawyer, but I’d strongly recommend that you find one that is independent and who will offer you unbiased advice. The Egyptian Embassy can also provide you with a list of lawyers, which they have registered with them. Be aware, Egyptians tend to have a very laid back or even somewhat lackluster approach when dealing with matters we may consider the up most importance. So whatever the time frame offered, be it for completion of works or conveyance work, you may find yourself waiting more than double the time. This could prove very frustrating when trying to move the buying/completion process along. So as I’ve stressed before, make sure you do as much research as you can in choosing your lawyer as well as into the developments themselves.</p>
<p>With a little patience, a little research and almost definitely a little luck, you’ll find, buy, and start to enjoy that holiday home in the sun. Think of it like buying an item of clothing at the shops &#8211; you can hunt up and down the high street all day and nothing seems to fit, look quite right, or maybe just a bit too pricey, until you find this one item out of the blue that’s just perfect in every way. Once you’ve found that dream home, study the contract – including the small print – and don’t take anything for granted. Some agents will try to pressure you into paying a deposit before you leave, but unless you are sure about what you’re buying and who your buying it from, I wouldn’t advise this. Make sure that what you’ve seen in the show home and what you’ve agreed with the selling agent are included in the selling contract before you part with any of your cash.</p>
<p>Whatever your reasons for buying in Egypt, be it for an investment property, for the rental market, a holiday home or thoughts of relocating, visiting Egypt first will give you a better chance of understanding what may lie ahead. You may find that it’s not quite the place for you. Don’t rush if you don’t find what you are looking for on your first visit, but don’t be discouraged. Do your research, because like any purchase, there’s that special something out there for everyone.</p>

They often say there&#8217;s no harm in dreaming especially when your dreams have the possibility of coming true. You can find many good English speaking estate agents on the internet who have many properties for sale. But I would like to tell you that there is an interesting way out, which will allow you not to pay any agents fees. You can for example go straight into the local Notaire`s office and you will normally find that there is a property sale board which offers properties for sale directly from the owners. Moreover you may find as we did that the same property is on sale in an estate agents window for a much higher price that in the Notaries` office, hence well worth a look.</p>
<p>Agencies do charge much for their work but frankly speaking we don`t think they do a lot of the paperwork etc. on your behalf. It is up to you to decide what kind of service to use. You can use an agent if you are a first time buyer, the choice is yours, we did just that for our first property purchase in Brittany.</p>
<p><strong>Important advice and tips on choosing the right property in the right area</strong></p>
<p>If you have made the decision to either move to France or at least buy a holiday home, it is wise to think about the right area for your future &#8220;castle&#8221; Should you look for an area which will gives you easy access to the UK, this might be very convenient if you have to return on a regular basis. So for people in this category it is advisable to look at the Airport and Ferry port distances from the place you want to buy.</p>
<p>You can still find many bargains in France and it is possible that you look for and find a great renovation project with a few acres of land and this could be ideal for you. But keep in mind that sometimes the first impressions unfortunately, are often hiding something, so research is a must.</p>
<p>A few acres of land, that sounds great, and brings to mind ideas of getting a few animals, horses, sheep, and chickens. Who knows you could even dig your own lake and fill it with fish and offer fishing holidays or if you have barns to convert to gites or holiday homes, maybe even a part of your home could be used as bed and breakfast.</p>
<p><strong>So what`s it really like to take on a building or refurbishment project in France</strong></p>
<p>We have been there and done it all and although it sounds fantastic it is not all plain sailing by any means. A property can be advertised as &#8220;livable with fishing lake&#8221;but frankly speaking it can be far from this, but you learn from your mistakes. When we were searching for a property to buy in Brittany we viewed properties all day with a property agent (not an estate agent). That day we didn` choose anything so we looked and kept looking and on the second day of house hunting in Brittany. At last fortune smiled upon us and we saw the last property of the day. That was it we saw it and said we wanted it, a bit rash you may think but we had made up our minds. A Bretagne Longere with out-buildings and a large unused part of the house and to top it off seven hectares of land all around the property.</p>
<p>Many different ideas occur and all sorts of thoughts start racing through your heads. You want to remake almost everything, this you will put here, and that thing should be moved there and on that place your wish is to create your own fishing lake and with over 10 acres what could be easier.</p>
<p>You buy the property and move there to do some work to create your dream. Now you have to find a well known registered builder or tradesman who can provide good references. When we bought the desired property found a great French registered English builder and a <a rel="nofollow" onclick="javascript:_gaq.push(['_trackPageview', '/outgoing/article_exit_link']);" href="http://www.frenchclassified.com/categories/54.html">French electrician</a> who speaks perfect English after getting several quotes for the work to be done we eventually chose and the works started.</p>
<p>Remember that employing anyone in France who is not registered is actually illegal and you do it would be liable to fines or worse if you get caught employing people on &#8220;the black&#8221;. In addition it is always best advice to check the persons or companies insurance certificate; we did and never looked back as the work was finished to a high quality and on time.</p>

			<content:encoded><![CDATA[<p>Every house has something wrong with it. Even brand new homes. Homes are made by people out of wood and stone. Neither the people making the house, nor the wood and stone it is made out of it are perfect. Mistakes happen and less than perfect materials are used.</p>
<p>Sometimes this results in a problem. That is why you need to get a home inspection done before you buy any house. In fact, you should have it in your contract as a contingency that you will only buy the hose if you approve of the findings of the home inspection.</p>
<p>Notice the wording of the previous paragraph. It says that you will buy the house only if you approve of the findings. It does not say you will buy the house if there are no termites. This is what we in the business call a weasel clause. It lets you get out of the contract for a stupid reason.</p>
<p>If the home inspector has several items of concern for you on his report, you have a big decision to make. Will you be able to live with the house if the problems are repaired? Will these problems cause you a problem when it is time for you to sell the house? Can the problems be cheaply repaired or will the problem keep occurring?</p>
<p>If the problems can be fixed, you can ask the sellers to have the items fixed, or to reduce the price of the house the same amount as it would take to pay to fix those items. If the items are too large, you should be able to back out of the contract.</p>
<p>Any time you have a foundation problem, or anything similar you have to be very careful in proceeding. Foundation problems are very expensive to fix and unless the problem is fixed and the repair company will keep the warranty in place for you as the new owner you might want to look for another house.</p>
<p>If the problems are not major, you can ask the sellers to simply reduce the price of the house by the amount it would take them to have the items repaired. This works great if you are handy with your hands or know a carpenter or someone who can do the work for you cheaply. Normally, sellers overestimate the amount these repairs would cost.</p>
<p>For example, if there was a leak upstairs and the downstairs ceiling is stained, this looks like a serious problem. But if the leak is fixed and the ceiling is replastered and painted, the problem is solved.  To a contractor this is a 2 hour job and cheap to fix. But for a seller to call a contractor and get it fixed it is a major hassle and will cost a few hundred dollars. Money that any seller with common sense will quickly deduct from the sales price of the home if you will let this problem go.</p>
<p>The home inspection and the home inspector are two of the best friends a home buyer has. Make sure you use them to your utmost advantage. They can save you a lot of money when buying a house.</p>

<p>In our last tip, I explained to you the importance of having your own real estate agent on your side. And if you are going to but property you should have an agent on your side, especially if it does not cost you anything.</p>
<p>But, your agent is human, and there is no way to tell if he/she has your best interest in mind. The higher the price of the house you buy, and the more you pay, the larger the commission for your agent. So if the agent was selfish, she would try to get you to pay as much as possible. She wants you to buy the most expensive house you looked at because if you buy it, it will be the largest commission for her. </p>
<p>By pushing you just a little bit towards the more expensive house, she will make a few hundred dollars more. Not bad for a few seconds of work.</p>
<p>Or say you are negotiating with the sellers, and your agent knows you can pay more than you are offering. Will she be able to go in to the sellers and really sell them on the offer? Probably not. </p>
<p>That is why I suggest you never tell your agent or any real estate agent how much you can pay for a property.</p>
<p>Your agent will ask you how much you can afford, but do not tell. Give a range. Tell him,</p>
<p>We would be comfortable paying between 225- 250 thousand for a house.</p>
<p>There is no telling if your agent will keep your information confidential. By law, they are supposed to, but it is very hard to prove, and you do not want to take that chance. By giving them a range they have all the information they need to do their job well. They can show you all the houses that meet your needs in the price range you gave him. Then, if the agent shows you a house that is above your price range, you might want to think about getting another agent.</p>
<p>After giving a solid range, there is no reason an agent should show you a house that is above your range, unless there were not enough homes in your range. But if you do some homework, you should easily be able to choose a range that you will be comfortable with and that has plenty of homes to choose from.</p>
<p>By keeping this information to your self you protect yourself from the human tendencies that get us all in trouble. Realtors are human, and you should remember this.</p>
<p>By giving your agent a range of prices of homes you want to see, you are making it easier on the realtor to narrow down homes to show you and you can save yourself a boatload of money at the same time. The best thing is, that you would never know if your realtor did something that made you pay more. Do not let the realtor screw it up for you. Keep this information to yourself.</p>
