There are several reasons to sell a home, no matter what season is. What a homeowner should be aware of are the various preparations that must be done in order to make the most out of it. Usually, buyers look out for real estate properties for sale during summer, spring or fall but not much during winter for obvious reasons. Winter after all is a challenging season especially when the snow gets deep and temperatures drop.

But there are particular places that can pull off a good home sale during winter like Calgary, known as a destination for winter sports. Chances are, Calgary real estate is still a booming industry during winter. But wherever you are located, if you’re keen on selling your home during this season, you need to prepare for it a few months ahead. Here are some valuable tips.

One of the reasons winter is not the best season to sell a home is that it makes people stay indoors and take cover. This means that the main challenge in making your house saleable during this time to brighten it up. So you better start shoveling the snow and maintain a pathway from the sidewalk to your door. Place rubber mats too because ice can be slippery. This is also advisable when it starts to rain.

It is important to let as much light as possible inside the house when the buyers come for a visit. Open the shutters, turn on the lights, install additional lamps if possible–just make it as bright as you can. And make sure that your lighting system is working well.

The heating system is also essential in impressing the potential buyer. Weeks before winter, have it inspected and fixed. Turn it on to a comfortable level to entice the buyer to stay longer. If you have a fireplace, light it up as well especially when it’s one of the main attractions in your living room.

Create a homey mood by hinting scents that relaxes and soothes. The smell of freshly-baked cookies or burning essential oils like lavender or vanilla is enough to create that warmth and comforting ambiance.

Dress up your house. Show off a good dining setting so the potential buyer can have a good picture of how the homeowners enjoy living in that house. Freshen up the bathroom. Install attractive shower curtains. Place fresh flowers, fill in the tub and sprinkle some rose petals. Remember that when selling a house, you’re not only offering a place to crash but a lifestyle that the potential buyer would want.

Rid your home of pet smell. This is challenging during winter because you can’t leave your pets outside of the house. Just make sure that the carpets, upholstery and other things that your pet dabbled on are shampooed and fresh-smelling.

Clean the house and keep it organized. Polish the floors. Rid the garage of clutter. If you have children, tell them to keep their rooms clean at all times.

Be a gracious host. Prepare food that is appropriate for winter. Soup, freshly brewed coffee and hot cocoa can appeal to anybody. Avoid preparing exotic foods.

Lastly, prepare pertinent information so the potential buyer can readily assess the value of your home. Upgrades, changes and renovation information on real estate properties can help seal the deal.

Location, locations, locations… is probably the most quoted mantra in property investment. Yet, when you have to choose between a few property units, how do you choose the best unit in terms of physical and geographical aspects?

5 main TIPS help to make a big difference in rental income and resale value of your property:-

LOCATIONS:
1. The area that you love most or the area that you are going into.
2. You might narrow down your search to a section; for instance, you might want to see whether the property near the park or the shops.
3. Look at the road on which the property sits and the position of the property.

IDENTIFY THE MAJOR DEFECTS:
Most importantly, you must feel comfortable while viewing the property. If you are, then can start examining other detail. While you are at the site, avoid spending too much time on superficial things like the paint work and the garden, which are only minor issues. You should look for major defects like roof leakage, termite infestation, structural cracks along the foundations and sewerage blockage.

Emphasises good structure, which includes the layout of the property, the number of columns and pillars as well as the foundation of the land. If there are too many columns, it would be very difficult to renovate the house. If you notice a gap between the wall and the floor, it is a sign of earth movement, which denotes a structural problem.

The defect root leakage, often refer to “add spots” such as the storeroom and the toilet in the master bedroom. Usually, people touch up water stains on the ceiling in the living room because it’s unsightly to guests. But most people would not touch up the ceiling of the add spots.

When inspecting the living room, note whether there is a fresh cost of paint on the ceiling. Ceiling are usually painted over with emulsion paint. If you see one shiny patch, that could mean that there has been a leak and the owner might used gloss paint to cover up. While emulsion paint absorbs water, gloss paint is waterproof.

Floor quality is another important factor. Whether you are walking on timber or marble flooring, make sure that it is not hollow.

So, you have decided to sell your home. It is on today’s market, you have a trusted agent of real estate – now what? You need to sell your home next. Here are several tips to benefit the potential selling and marketability of your house.

Normally, possible buyers will initially see the very front of the house. Therefore, the goal would be to make it highly attractive and very inviting. The first impression is vital. Making positive first impressions is even more vital. The key would be to ensure that everything looks clean and neat. Pull out weeds, cut the grass, plant flowers, trim the bushes, etc.

Ensure that your house is clean. This would include mopping floors, steam-cleaning carpets, dusting areas that are hard to reach and cleaning windows. Possible buyers will be picky and, because of this, they will inspect everything that they can.

Try to maintain neutral styles and colors. The key would be not to try and influence buyers with your personal style. Somebody may come in, see a black wall, and be instantly turned off. You should try and have them visualize their own colors. Keep things neutral to solve this predicament.

Check the lighting. Obviously, nobody wants to see homes that cannot be seen. Sadly, a lot of people overlook this. Check light bulbs and ensure that they work. Concern yourself especially with darker house areas which might need artificial lighting. This would include locations like bathrooms and the basement. It would also be a great idea to keep the curtains open. Basically, natural light is better.

If necessary, make repairs. This would include fresh coats of paint, fixing holes on the walls, etc. Your buyer needs to feel as if your home is taken care of to give you a big fat bonus.

Avoid clutter. It would be bad if buyers end up feeling boxed in. Try to keep clutter down. Get rid of unnecessary items like tons of accessories and pictures. The goal would be to have the house feel like home while keeping it organized and spacious. Buyers need to get a great sense of this space and visualize themselves in it.

Lastly, it would be essential to remember that these tips will not guarantee a sold home, but it will definitely help. Everybody is different, so other variables need to be considered. Your ultimate goal should be making your house feel inviting, so potential buyers can visualize it as theirs.

The current real estate market represents a great time to buy real estate. It is a buyer’s market but to take advantage and realize the benefits of that buyers market a person actually has to purchase real estate. If you have ever thought about purchasing real estate for either investment or your own residence now is the time. The first thing you need to do is find a knowledgeable Realtor and explain your goals. Realtors are tuned into the market and can help you obtain financing if needed, find the right home and ensure you get a good deal on it. Happy hunting!

You will be shocked at just how popular Cyprus has become for property investment considering just how small the island is. It is the English speaking sector of the property investment market that are turning Cyprus into the leading choice for a whole range of property investments from retirement homes to buy to let property.

The question obviously arises to why Cyprus is such a popular choice for property investment. The English language is spoken throughout the Island thanks to the influence of the British colonialists, who also set up the initial infrastructure of the island. You will also se straight away that this island has a mystical feel about it and a unique beauty that will make your heart beat faster. The critical reason for it being such a popular tourist destination is the mild climate it has throughout the year and the sunshine never seems to stop beating down.

Every country seems to have a different procedure when purchasing real estate and Cyprus in no different there either. You will learn about the exact steps that need to be taken in order to finalise a property purchase although this process only applies to properties that are purchased in Southern Cyprus.

1. Every foreign national has to obtain approval from the government before buying a house in Cyprus – specifically from the Council of Ministers. This can take 8-14 months so you would be well advised to begin the process before you even start choosing your property.

2. Get a lawyer. It is not a good idea to try to do without and there are good bilingual lawyers in Cyprus – if in doubt, ask for a recommendation from expatriates in the area.

3. On approval of the Council of Ministers and the property formally recognised, the purchase process may begin. A contract is drawn up with property, parties, price etc agreed upon and a 1%+ holding deposit is left with either your own lawyer or the notary.

4. A secondary reservation deposit agreement will then be executed and the property will be taken off the market. As long as you stick to the agreement, it won\’t be put back on the market again. 5. The lawyer will then investigate the title through the District and Registry Office.

6. Meanwhile you need to obtain your financing. Probably the easiest way is to finance through a bank in Cyprus. Most banks are quite westernized and will accommodate US and UK mortgage clients. Alternatively you may wish to refinance your existing home, or in the case of a new build the developers may offer their own mortgage facilities.

For anyone who is selling up everything they own and looking at Cyprus as a new era in their life, then you should be prepared for having quite a lot of money left over from the Cyprus property purchase. It won\’t take you long to see that things in Cyprus are so much cheaper and that you are really able to make a big difference to your lifestyle.

7. The final contact is drawn up and signed before the notary once your lawyer has completed the investigation work into the property and that the finance for it\’s purchase is in place. As soon as the signing is finalised the relative documentation is filed with the Land Registry Office.

8. Should one of the parties be a subject of Cyprus it will be necessary to get official approval from the Bank of Cyprus in order to conclude the transfer of funds and consequently the property purchase. This final step would not be necessary should both parties be foreign nationals.

9. If you have just purchased a resale property then you become the title holder with immediate effect but if you have just bought a new build property then it will take three years, but don\’t worry as you are registered as the owner at the District Land Registry.

10. Now you can just get on with life as usually and start to get into the Mediterranean lifestyle as you will certainly want to start relaxing after a stressful time at the notary. As you know you can get by only speaking English but if you want to enrich your experience on the island then try and learn a bit of Greek.

The home buying and selling process are both quite difficult and frustrating to complete for a variety of reasons. It will be even more frustrating if you place your home up for sale and aren’t able to get your desired price. It may sell for much less than it is even worth. A professional will be able to assist you with the different rules, regulations, and methods that are used in real estate. The best thing to do while searching for a Los Angeles home is to use the services of a professional real estate agent or even a firm of agents.

It may also help to know what exactly a real estate agent does in their line of work. They generally can help people who want to sell and buy homes on the market. The real estate agent may be more likely to get a profit on the sale of a home or help the individual who is buying the home get a good price on one. They can help the individuals who are buying a home find one that is at a killer price as well. The real estate agents are able to help you with the buying or selling process including the financial and legal aspects of the Los Angeles home buying or selling.

The right firm of real estate agents or a single real estate agent will be able to help you in everything that you need and give you professional advice and assistance both. You should always keep a few key tips in mind when you buy or sell a home and how to select the right Los Angeles real estate agent.

First you need to use the powers of the internet to find the best possible agent. The internet is a great source to find a real estate agent. Since it is free it is one of the best ways to do this. Any reputable real estate agent will have a website for their firm or individual business to inform individuals of their services and information available. You can use common search engines to find the best agent.

If you really want the best though, go to the largest Los Angeles real estate you can find. They will have all the Los Angeles homes for sale listed on their site using the MLS. If they are a good site, they will have top-ranked local agents there to help you. These agents are the cream of the crop of Los Angeles agents. They know the ins and outs of Los Angeles real estate, and will be able to get the best price possible. Although they may not have large discounts like some of the cheap firms, they will more than make up the difference and save you much more in their knowledge and negotiating skills. They typically know how to get you a better price for the property you’re interested in, and will be very firm in their negotiating techniques. They also will allow you to sleep at night knowing you are in the right hands for your transaction.

Next is to conduct research. Once you find an agent you need to make sure that they are the best choice. You should gather the stories of how successful they’ve been, read customer service reviews, and how much of a profit they have made.

Next it comes down to the numbers. You want to look at the different rates that real estate agents are charging to find the best deal for the best service. Some do flat rates while others work on a commission. The best choice financially is to choose a realtor that uses a commission, these are the full-service agents that will actually save you money in the long run. You don’t want to sacrifice quality. The fixed fees for commission and real estate agents should be as low as possible without causing a quality hit. These agents will be able to find you Los Angeles homes that fit your criteria.

Waking up to another warm day, sipping coffee outside on the sunlit terrace overlooking the sea, and musing on the prospect of spending the day playing 18 holes on a championship golf course – these are some of the pleasant realities of the Spanish lifestyle. Add to this fine wine, great food and a vibrant culture and you understand why living in Spain is so appealing. Holidays in Spain are wonderful, but if you’ve decided the Spanish lifestyle is for you permanently, you’ll want to look into acquiring your own Spain property. Here are some tips of buying your home in Spain.

When investing in Spain property, the first thing you have to do is to define your needs. You’ll have to decide which part of the country you want to live in. This will probably be based on your past experiences and you may well have a particular location in mind. You just need to be sure about matters such as transport and accessibility. Living somewhere is different from being on holiday so you need to be sure you can get around conveniently. You’ll have to choose between the charm and quiet of the countryside and the glamour of the cities.

Then there’s the matter of size. You can buy Spanish property ranging from a tiny apartment to a grand villa. This will depend on your needs and number of people living there and, of course, your budget. An important point to remember is that of security. An unattended villa is very tempting to a burglar. And don’t forget that homes require maintenance and this can be tricky in a place where you can’t speak the local language.

Another factor you’ll have to consider is infrastructure you need to have in your area. This includes such places as hospitals, schools, shopping, and various leisure activities. For example, if you’re an avid golfer, you’ll want to be sure you’re not far from a favourite golf course. If you have children, you need to consider the matter of their education.

Another thing you have to think about is the community you want to live in and your neighbours. Perhaps you’re happy on your own in the middle of the countryside but most people would want the company of fellow expatriates.

Having defined your needs, you’ll know the location, size and type of home you’re looking for, you can start looking for properties. You can do a lot of research online and international property shows are also often good places to find out about new developments. Or you can consult an estate agent.

An estate agent can advise you on suitable choices of properties if you give him some guidelines. He can also advise on local facilities. However, estate agents tend to focus on a small geographical area and he may try to sell you a property in his own region rather than recommend a more suitable dwelling in another area.

If you’re looking to discover the real Spain, check out Costa Almería. This area of eastern Andalucía has been spared the rampant development that transformed the more famous Costas down the coast into concrete tourist Mecca. High rises are not permitted in Almeria and if you just drive for ten minutes, you’ll find yourself in unspoilt countryside of orange and lemon groves, and olive plantations and rugged mountains.

Investing in a resort project in this part of Spain will give you all you need in a Spanish property.

Home buying and selling is a very fast paced industry, a house can sell in an hour, or even in minutes. Real estate buying and selling is also a very hard job, but with the right tips on your book you will be able to outwit and win good deals.

So here are some good tips on how to sell good and buy the best home. Just remember all of this and surely you will be able to sell at the right price and land on your dream home.

If you are a buyer then you should take these things into consideration. Before you start working with a bank, mortgage banker, mortgage broker or credit union; get as much information as you can. Check their backgrounds carefully. Also, get an estimate of all possible fees.

Don’t over commit yourself. There are some things that you can take care of for the buyer, but others that you cannot. Be able to negotiate.

Also make sure that what you are purchasing is with in your financial reach, never go for something that is so high or just right on your income have something that is 25 – 30% lower than your income, so that if ever there is a draw back on your financial status you ca still be able to afford it.

If there are problems getting into a pre-approval because of your bad credit rating, then one good thing to do is to get your credit reports and review them all by yourself.

Determine if anything on the report is inaccurate or over seven years old, which means it must be removed.

While you don’t necessarily have to add on a new room or two, make some basic improvements. Fixing up the house can make a significant difference in the eyes of buyers. If the house needs paint job, use neutral colors, the same with new carpeting. Also make the grounds appealing.

Whether you are going to open houses on your own or using a real estate broker, make up a list of what you would most like in a new home and prioritize it so you can determine what is most important and which items you are comfortable sacrificing.

Always keep a cool head, even simple problems can be a burden when you have so many details to take care of, so do not over-react if you hit a few snags on the way to closing. Keep a cool head and work with the people helping you through the transaction to resolve any issues that pop up.

If you are on selling side then this are what you should be thinking of right now.

Besides spring, the best time to put your house on the market if you plan on buying another home is when interest rates are low. Low rates benefit both buyers and sellers, and you’ll be both.

Understand the home selling process and learn about negotiating. Knowing as much as you can could save you thousands of dollars.

If you decide to sell your home on your own, keep in mind that it’ll probably take longer than if you’re using a real estate agent, especially in a buyers’ market.

When there are more sellers than buyers, real estate agents have the advantage with things like the multiple listing when it comes to getting their homes in front of buyers.

Be realistic.

About your asking price, the time it takes to sell a house, the process and the market. If you go in thinking it will take only a week and you’ll get exactly your asking price, you’ll most likely be disappointed.

At market value, you open your home up to more people who can afford the price. Sellers who list at a high price in the hope that they’ll find the one purchaser, who will pay it, often do not realize that they have discouraged many potential purchasers who could have afforded the price they end up accepting at a later date.

Be real and you’ll have a much better experience.

When selling your home always make it as presentable as possible make sure to repair all the minor and major damages that is on the property.

Have you ever heard a real estate agent say that “It’s a buyer’s world out there”? The sentiment rings true because due to the economic problems that the United States and the rest of the world has experienced for the past few years, the housing industry has also sank to record lows. While things are still getting back to normal as far as the real estate industry is concerned, how can home sellers make sure that they are still getting top dollar for the residential real estate property that they selling? How can homebuyers get the best value for their hard-earned bucks? This is where home staging comes in.

Here, we will take a look at the reasons why home staging is necessary when selling or buying a home, and also enumerate the top tips on how you can stage your home in such a way that your home buying or home selling goals will be met.

Why is Home Staging Important in the First Place?

So why is home staging important in the first place? Experienced real estate agents would know this: staged homes sell twice as fast as a hastily prepared house prior to selling. Again, this is a buyer’s market that we are talking about so if you are a home seller and you do not exert enough of an effort to make sure that buyers will be interested in purchasing your home, then it might stay in the market for quite a long time.

Another reason why home staging is necessary is simple: staged homes sell for more money. If a real estate property for sales sits on the market for a long time, the seller will usually get lower offers because buyers think that there is something wrong with the property that you are selling. If you want the selling process to be over and done with quickly, you need to make sure to stage it properly.

Next, no matter which part of the house it is that you stage – be it your porch, kitchen or living room – these will have an instant impact to a potential buyer. When potential buyers drive over to your home, make sure that they will be enticed enough to actually get out of the car and get a closer look, rather than just driving by. More importantly, staged homes attrat real estate agents; they get more advertising; they can be appraised for top dollar; and it helps you as a seller to speed up your move.

Staging Your Home to be Sold for Top Dollar

Now that you already have a basic idea about the importance of home staging from both the buyer’s and the seller’s perspective, how about when you are a seller? How can you make sure that the way that you are staging your home is good enough for it to be sold at premium value, despite the economic crunch?

It all boils down to how staging your home will make an impact to a potential buyer. To help you out, here are a few home staging tips that you need to keep in mind if you want to sell your house for top dollar:

1. Learn what home staging is all about. Simply put, home staging is a cost-effective way of enticing homebuyers to purchase your home. It’s all about getting a potential buyer to imagine how it is to live within the walls of your home, or beautify the existing garden even more. The basics, however, involve decluttering and cleaning the premises. Make sure to get rid of all the personal clutter like family portraits. Even if those things have a sentimental value for you, a buyer would want to have his or her own family portrait in the living room – not yours.

Remember that home staging is all about teasing a buyer’s imagination so that living in the house in the future would seem like a viable prospect.

2. Remember that home staging is more than decorating. After decluttering your home from all the personal effects, you can use strategic decorations such as mirrors to make a room appear larger, for example, but home staging goes beyond that. Make sure that whatever furniture’s left is artfully arranged to highlight a focal point in the room. Upgrade accessories if you need to. Naturally, you should have already attended to the needed repairs and fresh paint is always necessary.

3. Do to the exterior what you are doing with the interior of your home. Sometimes, all it takes is the sight of a white picket fence to entice a buyer to purchase your home. Make sure that the exterior is as inviting as the inside of your house. Replace any dead plants, trim the lawn and add a few outdoor furniture if you have to or go for strategic lighting to highlight the features of the house’s exterior.

On average, a staged home sells twice as fast as the average home on the market. In addition to speeding up the selling process, taking the time and effort to properly stage your home will greatly increase its asking price. It wouldn’t even matter if you take the economic crunch into factor. Generally, a staged home has a better selling value as compared to a run-of-the-mill, freshly painted home.

How to Use Marketing or Design Psychology to Up Your Home’s Value

There is one more important factor that you need to take into account when it comes to home staging. What you can do is combine marketing and design psychology so that the value of the house that you are selling will increase. When creating flyers, for example, create a copy which goes straight to the heart. Instead of saying that the large backyard has a built-in barbecue grill, indicate that the property has a ‘private backyard park with a built-in barbecue where you can entertain your friends.”

At the end of the day, being a home seller or a homebuyer requires some effort on your part so that you can go about proper home staging. By doing so, you can sell your home to your target market at top dollar if you are a home seller; and get the best value for your real estate property if you are a homebuyer.

When you decide to buy a property in France you may have many reasons for doing such a purchase. It could be a dream home to move the whole family to or maybe a holiday home for personal use or even for renting out for holidays there are lots of things to take into consideration. How to find the property you really dream of! They often say there’s no harm in dreaming especially when your dreams have the possibility of coming true. You can find many good English speaking estate agents on the internet who have many properties for sale. But I would like to tell you that there is an interesting way out, which will allow you not to pay any agents fees. You can for example go straight into the local Notaire`s office and you will normally find that there is a property sale board which offers properties for sale directly from the owners. Moreover you may find as we did that the same property is on sale in an estate agents window for a much higher price that in the Notaries` office, hence well worth a look.

Agencies do charge much for their work but frankly speaking we don`t think they do a lot of the paperwork etc. on your behalf. It is up to you to decide what kind of service to use. You can use an agent if you are a first time buyer, the choice is yours, we did just that for our first property purchase in Brittany.

Important advice and tips on choosing the right property in the right area

If you have made the decision to either move to France or at least buy a holiday home, it is wise to think about the right area for your future “castle” Should you look for an area which will gives you easy access to the UK, this might be very convenient if you have to return on a regular basis. So for people in this category it is advisable to look at the Airport and Ferry port distances from the place you want to buy.

You can still find many bargains in France and it is possible that you look for and find a great renovation project with a few acres of land and this could be ideal for you. But keep in mind that sometimes the first impressions unfortunately, are often hiding something, so research is a must.

A few acres of land, that sounds great, and brings to mind ideas of getting a few animals, horses, sheep, and chickens. Who knows you could even dig your own lake and fill it with fish and offer fishing holidays or if you have barns to convert to gites or holiday homes, maybe even a part of your home could be used as bed and breakfast.

So what`s it really like to take on a building or refurbishment project in France

We have been there and done it all and although it sounds fantastic it is not all plain sailing by any means. A property can be advertised as “livable with fishing lake”but frankly speaking it can be far from this, but you learn from your mistakes. When we were searching for a property to buy in Brittany we viewed properties all day with a property agent (not an estate agent). That day we didn` choose anything so we looked and kept looking and on the second day of house hunting in Brittany. At last fortune smiled upon us and we saw the last property of the day. That was it we saw it and said we wanted it, a bit rash you may think but we had made up our minds. A Bretagne Longere with out-buildings and a large unused part of the house and to top it off seven hectares of land all around the property.

Many different ideas occur and all sorts of thoughts start racing through your heads. You want to remake almost everything, this you will put here, and that thing should be moved there and on that place your wish is to create your own fishing lake and with over 10 acres what could be easier.

You buy the property and move there to do some work to create your dream. Now you have to find a well known registered builder or tradesman who can provide good references. When we bought the desired property found a great French registered English builder and a French electrician who speaks perfect English after getting several quotes for the work to be done we eventually chose and the works started.

Remember that employing anyone in France who is not registered is actually illegal and you do it would be liable to fines or worse if you get caught employing people on “the black”. In addition it is always best advice to check the persons or companies insurance certificate; we did and never looked back as the work was finished to a high quality and on time.
